Koka Residence, From Origin Resorts, Is For Sale In Niseko

A new kind of villa is for sale in St. Moritz, Hirafu, the latest Niseko offering from Origin Resorts.

 

Koka Residence is the first of three, three-bedroom villas with the same design, in a corner of St. Moritz facing out from the town, allowing an open-to-nature concept.

Origin Resorts, a Hong Kong company that began developing luxury properties in Indonesia before spreading to Japan, first developed Snow Monkey 1 and 2, each a three-bedroom lodge in Hirafu, eight years ago.

This was followed by the Snow Monkey Lofts, in the Hirafu neighbourhood of St. Moritz, and Kitsune Lodge, a two-bedroom ski lodge located in the Kondo area.

Koka Residence’s design is largley based on Snow Monkey’s successful concept of a first floor with bedrooms and a spacious upper floor of around 70sqm (21.2 tsubo) containing a living room and open kitchen.

Origin Resorts Founder and CEO Theo Dandine said that while the floor plan of Snow Monkey was kept, Koka Residence has several differences in terms of material and overall structural design, beginning with the vaulted ceiling.

The outside of Koka Residence is dark-toned corrugated metal sheets but the inside is completely lined with bright timber, including the entire ceiling.

“The good quality about building with lumber is that you are able to make walls that are efficient with snow,” said Dandine.

Not only will the wood help insulate Kota Residence, it also allows the design flexibility to create a 10m long, 5.5m wide space without any columns or posts.

Koka Residence is currently on sale for US$875,000, fully furnished and will be complete in mid-December.

Koka Residence 2 and 3 will begin construction in March of 2024, with expected completion in September.
