Upper Hirafu’s Hotel Niseko Alpen will be demolished and rebuilt as a condominium-hotel, with opening planned for winter of 2026.
The Hokkaido Shinbun reports that purchaser Tokyu Land Corporation, which previously planned an extensive renovation of the existing property, has decided on this new plan in light of the end of Covid-induced travel restrictions.
Anticipating affluent travellers from both Japan and overseas, the planned condominium-hotel will have roughly the same number of rooms (125) as the current Hotel Niseko Alpen, but with larger floor spaces and facilities.
Condominium units will be sold separately but, at the owner’s discretion, available to hotel guests when the owner isn’t present. Condominium sale schedules and listing prices are yet to be determined.
As announced last October, Tokyu Land Corporation will also construct a new 10-seat gondola for guests to access the next-door Niseko Tokyu Grand Hirafu Ski Resort.
This gondola, to open ahead of the new Hotel Niseko Alpen in winter 2024, will be the second gondola for the resort.
A spokesperson for Tokyu Land Corporation said: “We aim to realise an all-season international resort and contribute to improving the value of the Niseko ski resort area.”
Tokyu Land Corporation purchased the Kutchan Town-owned land – 9,800sqm which includes both the existing hotel footprint and adjacent land for the gondola – for ¥3.553 billion.
The existing Hotel Niseko Alpen, opened in 1986, will remain in operation till March of this year.
