The name Zai-On (在恩) means “in the presence of grace”, reflecting the owner’s appreciation for the opportunity to gather with loved ones. “Zai-On” means “in the presence of grace”, and it’s a great summary for everything this stunning, 3-storey chalet has to offer. The first stand-out feature is the sweeping 4.7m high ceiling, with floor-to-ceiling windows showcasing sweeping views of Lower Hirafu and Mt. Yotei. The interiors are gorgeous with designer furniture, warm recessed lighting and hardwood floors and ceilings and stone-texture wall finishes making every room shine.

Zai-on’s designers have masterfully used all 500m of the space available, hosting up to 18 guests in 7 bedrooms. Everyone can come together at the stunning feature dining table (carved from 1 solid piece of wood). Or, break up into smaller groups and do their own thing. Start with two lounge suites in the open-plan living/dining area: one facing the 86-inch flat screen TV, and another centered around the wall-inset fireplace. Or head out onto the balcony for extensive patio seating from which to enjoy stunning vistas of Mt. Yotei, complete with fire pit and barbecue. Head downstairs to the ground floor for a separate media/game room complete with projector screen, lounge, a separate bar/kitchenette, as well as a sauna and outdoor jacuzzi/spa. Or, if you need some time to unwind alone, four out of six bedrooms have their own flat-screen TVs, desks and chairs.

The amenities are plentiful for group living: a full kitchen with breakfast bar is home to an array of appliances. Downstairs the dry room also has its own washer and dryer to help make extended stays comfortable. To top it all off, Zai-On sits on one of Hirafu’s most exclusive addresses, with restaurants and bars aplenty in any direction you choose to walk.

BEDROOM 1

The first master suite is the largest and most majestic, sharing the 3rd floor with the expansive open-plan living room. Two guests sleep in western bedding bedding, and grand windows look out past the balcony towards lower Hirafu and Mt. Yotei. There is a desk and chair, your own television, a walk-in closet and an en-suite bathroom with toilet, shower and feature bathtub.

BEDROOM 2

The second master suite is the first of five bedroom spaces on the middle, residential floor. Two guests sleep in either one double or two single beds. There is a closet, armchair sitting, bedside tables, and a desk with table and flat-screen TV. The en-suite bathroom has shower, bath and separate toilet.

BEDROOM 3

Another luxuriously proportioned master-suite, this one opposite the second. Two guests can sleep in either one double or two single beds. There is also a small coffee table with armchairs, a desk with chair and own television, a walk-in closet, and an en-suite with shower, bath and toilet.

BEDROOM 4

The fourth bedroom is a traditional Japanese tatami floor room, with gorgeous paper Shoji doors and windows completing the experience. Up to four guests can sleep here on Japanese-style futon bedding. There is a closet for clothes storage, and a bathroom accessed through a door in the room, that is shared with the occupants in the room next door. This bathroom has a shower and toilet.

BEDROOM 5

Slightly smaller than the master suites, the 5th bedroom sleeps two guests in either one double or two single beds. There are still plenty of amenities: a table with chair, own television, and closet for storage. A shared bathroom with shower and toilet is accessed through a door in the room, and shared with the occupants of the tatami room.

Niseko Zai On 03

Perfect for kids or close friends, the bunk room sleeps up to four guests in two bunk beds: the top bunks are single size, while the lower bunks are double size. This room has its own en suite bathroom with combination bath/shower, and a separate toilet so that everyone has easy access to facilities. There is also a closet for storage.

EXTRA ROOM

Niseko Zai On 32

The smallest bedroom, located on the ground floor just beyond the laundry/dry room. This room is originally intended for maids, but is perfect for any children or adults who want to be near the media room and Jacuzzi, and away from the rest of the group. Two guests can sleep in the single-size bunk bed. There is a shared bathroom with toilet and shower just around the corner from the dry room.

SETTING / ATMOSPHERE

Zai-On is located in Middle Hirafu, on the corner of Donguri Avenue – a street that houses some of the most prestigious villas, chalets and apartments in Hirafu. This district is in the heart of the action with many of Hirafu’s most famous restaurants and bars a short walk away, and Hirafu’s main street just a little way uphill.

LIFTS / TRANSPORT

The village shuttle stop is just a minute’s walk from the property, and the Hirafu Gondola is a 3-minute drive. The property management offers pick-up and drop-off transfers on your arrival and with shops and restaurants so close by, you may not even need a car for your stay. If you choose to walk, the Family lift is the closest at 9 minutes’ walk.

RESTAURANTS / BARS

The world is your oyster, with all of Middle Hirafu’s eateries a short walk from your doorstep. Or head downhill into Lower Hirafu to expand your options. Be sure to book as very few places in Niseko can seat large groups! Or choose from several in-house catering services and let professionals make full use of your expansive kitchen.

    Zai On is one of the best properties in Niseko! This is a modern chalet with an amazing Mount Yotei View from the living room and it sounds like the ideal setting for a winter holiday. The property has a jacuzzi and sauna along with a big projector on the first floor of the property. The bedroom is also very comfortable and warm during winter. Overall, I had an amazing stay here and I’d definitely stay at this property again in the future.

    During my stay at Zai On in the heart of Hirafu, Niseko, I was captivated by the charm of the chalet. The expansive windows facing Mount Yotei provided a perfect and majestic view, enhancing the overall experience. My friend and I indulged in the Jacuzzi and Sauna on the first floor, creating relaxing moments. The media room with a crystal-clear projector allowed us to enjoy a “Click” movie, making the cinematic experience truly memorable. It’s really good to get the 6 bedroom chalet for our group.

    We had so much fun staying in Zai On! The sauna only takes roughly 30 minutes to get up to temperature (90 degrees) and you can program the Jacuzzi electronically to hold the perfect temperature (40 degrees) – the perfect combo for unwinding after exercise. Next highlight is the cinema / projector screen – it has perfect image quality (which can’t be said for most projectors) and the Sonos system really brings movie nights to life. Besides the AH-MAZING entertainment / relaxation facilities downstairs, the highlight of highlights is the high ceilings and huge windows overlooking Mt Yotei upstairs – it could be the best view in Niseko!
