Located just north of the Country Resorts development, Iori Niseko boasts very few neighbours and lush forest all around. This two-storey vacation home is a collaboration between famed Japanese architect Makoto Nakayama and 22eme studio, two names responsible for plenty of cutting-edge architecture in Niseko, Hakuba, Sapporo and beyond.
Everything you need for a big group to spread out and get comfortable is here: four western-style bedrooms (with a bunk room that is perfect for kids), a separate tatami room and a wine-tasting room make up the ground floor. Most of the upstairs is taken up by an expansive open-plan living area complete with full-feature kitchen with breakfast counter, dining table with seating for six, and a large living room sofa suite. All the furnishings are placed to take in the large flat-screen TV, as well as floor-to-ceiling views showcasing Mt. Yotei. Luxury furnishings aside, the true art is in the details – with artworks, small vases and antique Japanese teapots and pottery accenting each space. Iori Niseko makes a perfect mountain hideaway, but to take the edge off the isolation, management has thoughtfully added a few service features to help you get around.
First is a vehicle that comes with the property during your stay, should any drivers be in the group. Besides that, they offer courtesy pick-up and drop-off on arrival and departure, taking a lot of fuss and difficulty out of your travel days. There is 24-hour support in case of emergencies, and a handy digital concierge in-house that lets you book any activities and extras you may want. Next, Iori Niseko offers a larger-than-usual host of entertainment features – with netflix and Apple TV included as well as a Playstation, you’ll have plenty to keep you busy off the slopes as well as on.

Location
SETTING / ATMOSPHERE
Iori Niseko is located in lower Kabayama, near the Country Resorts development and Hirafu train station, which is about a 15-minute drive to Hirafu’s ski lifts. It is a quiet and idyllic location with forests on all sides, and uninterrupted views of Mt Yotei in the distance – perfect for a secluded and private, self-contained stay.
LIFTS / TRANSPORT
Hirafu is the closest of Niseko’s ski resorts, with the Welcome Center a 15-minute drive and the Hirafu Gondola a few minutes further. Property management offers a courtesy pick-up and drop-off service on arrival & departure, as well as weekly shopping trips to help stock up on what you need – and if there are any drivers in the group, a vehicle is also included.
RESTAURANTS / BARS
This part of Kabayama is very quiet, with a few other chalets scattered in the woods around you. Take a short drive into Hirafu to access all of what the resort has to offer, or take advantage of the road towards Hirafu Station and National Route 5 to avoid Hirafu’s traffic, and access Kutchan towndirectly for shopping and dining (a 15-minute drive).
