A rare opportunity to buy a complete, newly built hotel is on the market in Niseko.

Shinka Niseko features 14 luxury condominiums developed by SkiJapan.com, Hokkaido’s largest inbound ski tour operator.

The three-storey property is being sold as one asset, with no plans to sell individual units.

Peter Murphy, Founder and CEO of SkiJapan.com, said it was a unique opportunity to invest in Niseko, which has seen a steady increase in asset values over the last couple of decades.

With the cost of land and building prices soaring in recent years in this part of town [Middle Hirafu], anyone seeking to build a similar property would find it will cost more to do it themselves.

Murphy said his company’s business was tourism, not real estate, and as such focused on the end users and management.

“I believe what we offer here is a five-star sanctuary of calm amidst the hustle and bustle of Hirafu.”

Featuring ski lockers, heated floors and an underground parking garage, as well as wrap-around balconies and central air conditioning, Shinka Niseko is designed for all seasons.

Shinka Niseko’s design comes from SkiJapan.com furthering its collaboration with architect Katsuya Matsunaga and interior designer Ryo Miyagaki, who previously designed Annupuri’s The Kamui Niseko.

SkiJapan.com managing Shinka Niseko going forward is not a condition of sale, but Murphy said he believes it is the best solution for property management of the hotel due to its knowledge of the building and record of bringing in customers.

Shinka Niseko also includes a 188sqm ground floor retail space designed to host a restaurant, and negotiations have begun with a prospective tenant.

Murphy has worked in and around Niseko for 27 years, seeing it grow from a quiet town unknown to foreigners into the world-class resort it is today.

Prior to building approval in 2019, he came up with “Shinka” for the development’s name, the Japanese word for “evolution.”

To Murphy, Shinka Niseko, with its summer and winter amenities, exemplifies the evolution of Niseko – most recently into an all seasons destination.

“We are proud of Shinka, and believe it will stand the test of time.”
