Plans for a quartet of contemporary homes have been conceptualised for Hirafu Estate – a boutique development plot on the edge of Middle Hirafu Village.

The land tops a ravine with a creek running through it on the very eastern boundary of Middle Hirafu Village.

The estate masterplan and home concepts have been created by Tokyo-based architect Florian Busch – designer of boundary-pushing Niseko homes Oruri and House in the Forest, as well as many other unique homes across Japan.

Each house has been designed and positioned with stacked blocks that “mesh” with the other buildings on the site, while maximising views and maintaining privacy.

“We propose a strategy that understands the four buildings here as an ensemble that work together, and thereby increase each other’s value,” Busch said.

“The buildings are not imposed on the site, but find their location in response to the environment they are part of.

The steepness of the slope makes this riparian setting a challenge; the vertical difference an opportunity

“Flanked by slopes on both sides and covered by the canopy of tall trees, this feels like a space to dwell already.

“The key to any architectural response must be doing just enough to keep this essence.

“The shifted volumes make the terrain accessible in spaces around and on the ample terraces.”

Landowner Jen Development said Hirafu Estate was conceived to be “an oasis of tranquillity amidst the bustle of Hirafu Village”.

“A private, heated road provides access to only five ultra-exclusive, protected creekside lots with views of Mt Yotei and Mt Annupuri, set amidst natural silver birch woodlands.

“The limited number of lots ensure the private cul-de-sac enjoys low vehicular traffic, while street lighting and generous heated pavements maximise the safety of residents on the property.

The location is steps away from every major amenity in Niseko yet enjoys a natural gently sloping creekside terrain and silver birch woods that change with the seasons

“Utilities are all provided underground, without imposing on the visual outlook of the environment.

“Lots and buildable footprint are designed to ensure each lot enjoys the best possible views.”
