Koa Niseko is one of the latest designer chalet and villa estates in Niseko and takes up pride of place in the quiet but up-and-coming village of Higashiyama. About 10-minutes’s drive from Hirafu – the bustling hub of Niseko – Koa Niseko offers a new version of Niseko luxury which isn’t about having every convenience on your doorstep but more about peaceful seclusion within reach of civilisation.

To sum up the feel of these luxurious chalets think Scandinavian hygge chic coupled with alpine-style warmth (plush furs and throws), inspired by its Japanese mountain surroundings. Uber-comfortable designer furniture, high ceilings and huge windows inviting the snow-bound scenery inside make these chalets the ultimate in luxury retreats after a day in the snow.

There are 2,3 and 4-bedroom options to choose from here, plus bigger groups can book adjacent units. The chalets are well suited for entertaining with family and friends, especially considering two or more can be rented in the vicinity, providing a safe winter wonderland for kids to play outside while adults can watch from inside.

These two bedroom townhouses are framed by floor-to-ceiling windows
in the upper-level living and dining room, with views of the surrounding woodlands. The townhouses enjoy a full kitchen including an espresso machine and dishwasher, as well as having a washer and dryer for doing your laundry. The townhouses have one en suite bedroom on the upper floor, and a second bathroom right across the hall from the other bedroom located downstairs.

THREE BEDROOM CHALET

The three-bedroom chalets are built over two levels, with living and dining areas on the upper floor enjoying picturesque views through floor-to-ceiling windows. The chalets are furnished with a gas fireplace and a separate media area can be found on the ground floor. Each chalet has a full kitchen including a dishwasher and espresso machine, as well as a washer and dryer to add convenience for longer stays. The master bedroom is on the upper floor and has its own en suite bedroom. The two guest bedrooms are downstairs and share a bathroom between them.

FOUR BEDROOM CHALET

2 x two-bedroom townhouses can be booked together to create a single, standalone chalet with four bedrooms. The two units share a wall with a connecting door in between, allowing for effortless internal access. This configuration allows for added living space, with two living/dining areas on the upper floor, along with two en suite bedrooms. Two more bedrooms sit on the ground floor, along with two guest bathrooms, ski rooms and garage.

SETTING / ATMOSPHERE

Koa Niseko is nestled alongside snow-covered forest in a quiet corner of the slow-paced village of Higashiyama. Hidden away in serenity, it’s hard to believe just a two-minute drive away is the bustling Niseko Village with dozens of restaurants, shopping activities and all resort amenities.

LIFTS / TRANSPORT

Koa Niseko is just a minute’s drive (or 10 minute’s walk) to the Banzai chairlift, from where you can access the rest of the Niseko ski resort. An extra minute by car will take you to the Niseko Village Gondola and the Hilton Hotel. Buses to Niseko Village and the other resorts stop on the main road about 100m away. For ease of movement, management also provides one complimentary round trip shuttle to Hirafu between 8am – 7:30pm.

RESTAURANTS / BARS

There are a half dozen restaurants, cafés and bars within an easy walk from Koa Niseko. Right next door is a Japanese izakaya-style restaurant and an amazing sandwich shack. Two minutes drive away in Niseko Village are another dozens restaurants, cafés and bars, and others a short drive away.

    Koa is Kool! We loved having a seperate living area and TV room for different purposes. The bedrooms are all super comfortable and bathrooms are state-of-the-art. It feels like home actually. The resort shuttle bus stops a short walk from the property, however recommend having your own set of wheels to get around.

    I appreciate the stylish design and interior of Koa Niseko. The presence of identical buildings within the complex makes it especially convenient for renting with multiple groups, adding to the overall appeal of the accommodation.

    Oh, I love Koa Villas! The interior design is very scandi with faux furs, white and neutral tones. High ceilings give the feeling of space and actually they are quite roomy villas. Plus with large windows this let in an abundance of natural light. Highly recommend the villas. Plus they have many villas within the estate so it’s perfect if you are travelling with multiple families and want to keep everyone close.
