Kasetsu is a stunning chalet in central Hirafu, designed for a Hong Kong family who had spent plenty of time skiing in North America, but fell in love with Niseko at first sight. So much so, they built this three-storey home with family holidays in mind, but it’s suitable for any larger groups of up to 17 people wanting to stay in modern luxury.

Kasetsu is made up of Chinese/Japanese characters meaning “excellent snow” – which augurs well for your ski holiday, given that the owners are well-travelled skiers. Pro skiers and snow aficionados the world over all agree, Niseko has the world’s best lift-accessed powder snow.

The chalet was designed to maintain the comfort and function of a traditional alpine lodge, while infusing modern themes and Japanese elements. The owners say the overriding design objective was to make Kasetsu warm, cosy and family-friendly, but with design elements like a 9m stone feature wall spanning all three stories on entry, they’ve also ticked the “designer style” box as well.

The kitchen won’t disappoint keen chefs arriving in this culinary paradise. The fully equipped western kitchen features all high-quality modern appliances, as well as a large island bench with seating for eating small meals or chatting to the cook over a glass of wine. A main feature of the house is a huge outdoor deck that offers takes in a beautiful panorama of Mt Yotei and the rolling hills surrounding it.

Located on the bottom of three levels, the first bedroom is a traditional Japanese style room with tatami straw matting on the floor. There is an expansive wardrobe with sliding door to store luggage and futon bedding during the day. During the night, up to three guests can sleep in this room on provided futon bedding. Windows look out over the village. This bedroom is the only on the bottom floor with the media room next door – a perfect place for those wanting a bit of extra independence from the rest of the group.

The second bedroom is on the second level, where most of the bedroms are located. Corner windows look out over the Lower Village of Hirafu. There is storage space, and beds sleeping two guests in either 1 King Double or 2 Singles. A shared bathroom with bath, shower and separate toilet is next door.

The fourth bedroom is perfect for kids, with three bunk beds sleeping up to 6 guests. The beds are lined up, making the most of the light and space in the room to allow for playing and enjoying. Two closets store everything you need, and the shared bathroom with bathtub and separate toilet is just next door.

The sixth bedroom is the grandest, a master suite located on the third level that looks out over the village, forests, and mountains. Two guests sleep in either 1 King Double or 2 Single beds. There is desk space, a private balcony, walk-in wardrobe and the feature bathroom ensuite. The bathroom has two washstands and a toilet, as well as that gorgeous feature bath with forest views, and a separate shower area. This room connects onto the kitchen, dining and living space.

Kasetsu is located in the quiet southwest corner of Lower Hirafu Village, in amongst a variety of old and new houses and beside a tranquil valley – perfect for afternoon snowball fights and tobogganing.


Lifts are a fairly solid 10 to 15 minute walk, or an easy 5 if you take the bus – the shuttle bus stop is just a few metres from the front door.


There are a number of bars and restaurants within a short walk from your front door. Just a snowball’s throw is the famous snowcave style Gyu+ Bar, aka the Fridge Door Bar – so named for its entrance which is the door off an old mini bar. Within five minutes walk there is a choice of half a dozen great little Japanese style restaurants. Jump on the free shuttle bus to get to every restaurant in the village!
