This next-level chalet is set amidst a peaceful forest valley inside the gated Elevation Estate, exquisitely designed by one of Japan’s most renowned architects, Kengo Kuma. This is one of the most expensive and exclusive estates in all of Niseko and features homes only approved by Kengo Kuma himself – with one $20 million chalet under development. “Decadent modern Japanese chic” is an apt description of this mansion of a chalet. Space abounds and plenty of wood adds warmth and accentuates its alpine setting, and balance sharp walls of concrete, stone and steel. Moody hallways lead to bright bedroom retreats, all with en suites and stunning views out floor-to-ceiling windows.
After entering the gigantic feature lobby with steel-panel feature wall, an elevator or staircase leads to the second floor living area – home to kitchen and dining alongside a sunken lounge with gas fireplace, and an adjacent media room. Mt Yotei is present throughout the entire floor via huge floor-to 4m ceiling windows wrapping around the space – the ultimate après/dinner party venue. As if stunning Tsudoi needed any extra oomph, it also comes with one of the only gyms in a private Niseko chalet.

Tsudoi
Location
SETTING / ATMOSPHERE
Tsudoi is located in the prestigious Elevation Estate, which is alongside Hirafu Village and just below the gondola. The 16-lot estate was the master plan of one Japan’s preeminent architects, Kengo Kuma, and there are currently only three houses built, so in winter it’s just fields of powder set amongst an exquisite forest valley.
LIFTS / TRANSPORT
An eight-seater van is provided with the property rental, and the Hirafu gondola and beginner lifts are a short three or four minute drive away (an official international drivers licence is required to be shown/photocopied). There is also a free shuttle bus stop less than five minutes’ walk from the property, which may take you to the lifts in 10 minutes or so.
RESTAURANTS / BARS
There are half a dozen truly great little restaurants within five minutes’ walk from the property, and a 10-minute walk, taxi or shuttle into the centre of Hirafu (just a few hundred metres away) offers you dozens of more options. There is no nightlife in the immediate vicinity of Tsudoi, but it’s an easy walk into and home from central Hirafu.

Tsudoi is nothing short of magnificent! What distinguishes Tsudoi and makes it truly exceptional is its expansive layout, offering an abundance of space for entertainment and indulgence. The sense of openness and grandeur is not only impressive but also serves as a seamless connection to the surrounding environment.
Dwiari A –
Tsudoi is an outstanding and contemporary chalet in Hirafu. The integration of high-tech features automates various aspects, adding a modern touch to the experience. Expansive windows, complemented by electric blinds, simplify the enjoyment of Mount Yotei views from the living area. The inclusion of full gym equipment not only promotes fitness but also ensures a warm and enjoyable experience within the chalet.

I really don’t think the photos do this property justice. It’s huge in size, with amazing views straight out to Mt Yotei! Large windows, high ceilings, high tech equipment like Bang & Olufsen speakers, electric blinds in the living room on all windows, the best kitchen appliances and the same goes for the fully equipped gym. It has the best of the best and even comes with an elevator.
