The North Hills is a prestigious neighbourhood in the from Hanazono area home to grand holiday homes and secluded residences, and Setsu-in is the new kid on the block. With a solid square concrete facade, Setsu-in looks deceptively simple from the street. But don’t be fooled – the house is really U-shaped, bending around a private courtyard hidden from the street and looking out towards the acres of pristine forest.
Setsu-in chooses horizontal over vertical, with rooms spread across the ground floor with vaulted ceilings reaching up to 5m in places. Floor-to-ceiling windows are carefully arranged to make the most of the forest scenery behind the house, while cleverly hiding the residents from curious neighbours. There is an open-plan living, dining and kitchen area with all the trimmings.
There are three bedrooms sleeping six guests, and a loft space that can sleep two additional guests in futon bedding. The master bedroom has its own en-suite bathroom with bath and shower, while the remaining bedrooms share a bathroom with shower. The property’s rental includes a 4WD van with to help you get around, and from Setsu-in both Kutchan Town and Hirafu Village are a short 15-minute drive away.

BEDROOM 1 – MASTER
The master bedroom is located towards the front of the house, with the bed facing towards the Japanese Courtyard in the center of the house. There is one king-size bed, a closet for storage and a little seating area with chair and desk. The en-suite bathroom has a bathtub and showerhead, and a toilet behind a separate door. Plenty of natural light comes in from both the courtyard and a light yard to the side.

The second bedroom is located at the back of the house, near the garage and entrance of the building, and offers queen double beds that can be split into two single beds upon request. The windows look out towards the forests behind the house, while also having views towards the central courtyard and living/dining area. There are closets for storage space, and there is a shared bathroom with shower and toilet to share between the guests of the second and third bedroom.

The third bedroom is located at the back of the house next to the second, and sleeps two guests in a double bed that can be split into two single beds upon request. Up a small flight of stairs above the ski lockers, there is an open loft that makes use of Setsu-In’s slanted ceilings. This is a fun though low-ceilinged space, and when you stay with 7 or 8 guests, those additional guests will sleep in this loft space on futon bedding. It’s a great space for kids, with a touch of privacy and adventure to enjoy. Windows look out towards the courtyard and the rest of the building, and the shared bathroom is just down the stairs.
SETTING / ATMOSPHERE
Setsu-in is in the North Hills district of Hanazono, a short 2-minute drive from the Hanazono resort. It’s a quiet residential area with holiday chalets and homes sparsely spread throughout quiet roads and forest. Set off the main road, with huge windows facing out into the forest, Setsu-in offers the ultimate snow retreat.
LIFTS / TRANSPORT
With a car provided and included in the accommodation rate, the lifts at Hanazono are a short two-minute drive away, and or walkable if you want exercise. From Hanazono, there are shuttles to and from Hirafu every 20 minutes between 8am-5pm. This can come in handy if the top lifts aren’t running and you can’t ski across.
RESTAURANTS / BARS
From 2019/2020 winter a Park Hyatt Hotel will open right at the base of Hanazono, and with it will bring several restaurants and bars. Otherwise there aren’t any other F&B establishments in Hanazono itself. However you are 10 minutes drive from the main local town, Kutchan, which has a vibrant and truly Japanese restaurant and bar scene.
