Amazing powder snow, wonderful food, an intriguing culture and extraordinarily gracious people are the main things that make Niseko so great. But a spinoff of all that is that investors are scrambling to secure their slice of white gold. The Niseko real estate market has been one of the hottest markets in the Asia Pacific region over the past five years. In fact, while Japan’s real estate market has been in decline since the Japanese economic collapse of the early 90s, until recently Niseko was literally the only place in the country where property values had increased.
We at Powderlife are dedicated to bringing you all the information you need to know about Niseko. We aren’t experts in the real estate game so in each issue of Powderlife, we leave it to a local real estate player share their opinions about different aspects of the Niseko property market.
These are their Real Estate Views.
EVERY township has certain characteristics that make its buildscape unique. From Whistler, with its alpine stone and log structures, to Tyrol’s contrasting brown and white facades, each area is defined by building design and amenities. Niseko is in the middle of finding its own identity right now.
LAST year, in answer to the question, 'is Niseko a bubble?', I stated that Niseko was not a bubble, nor could it become a bubble due to the fact that growth has been fueled by private investment and not leveraged
Earlier this month Moria mountain holding GK purchased the Moiwa ski resort. Powderlife Magazine caught up with the fund representative Mr. Eyal Agmoni to find out a bit more about their company and their plans for the future of Moiwa.
Powderlife had a chance to catch up with Architect Riccardo Tossani and get his thoughts on the Escarpment Estate, the future of the Niseko area and his new office in Hirafu
Anyone considering building, developing or renovating in Niseko must be acutely aware of the pitfalls and differences between Japan and their 'home' country. Many underlying considerations need to be taken into account to achieve the project efficiency Japan is renowned for..
Until recently, most of the local real estate focus has been on the small area of Hirafu. However, big plans are in the wings and many buyers are still unaware of the huge investment potential that lies in surrounding areas.
While Hirafu has come a long way in the past five years, the realisation five-star luxury is needed to attract the upper end of the international ski market is starting to become apparent. One man who has taken it upon himself to get the ball rolling is J-Sekka creator Shouya Grigg.
Niseko has seen some of the highest land price increases in Japan for two years running. On the surface this would certainly indicate the danger of a bubble, but Niseko has some unique features working to prevent this from happening.
A Hokkaido Tracks survey revealed trends in the purchasing habits of its investors. Among other things it revealed 42% of investors bought after a single visit, and 23% purchase without even visiting Niseko, instead relying on research and/or recommendations.
It is still difficult for foreigners to obtain financing through a Japanese bank. So how do you finance your purchase in Niseko? Ruskin McLennan gives us the run down (NOTE: new loans have been released since this article was written providing more financing options).
Niseko’s future is looking very bright. This year has seen the area’s customer base broadening. Increasing numbers of visitors from Asia and Europe coupled with record numbers of Australians has further cemented Niseko’s position as a world class ski resort.
Why is real estate booming? According to Hokkaido Real Estate president Jason King there are two simple reasons: 1. Real estate in this area is inexpensive using any evaluation method and 2. The snow is as good as or better than anywhere else in the world.
Your Real Estate Investing for Dummies guidebook will tell you that once a location has experienced a rapid increase in price, you should look for other areas nearby with similar attributes that have yet to boom, and invest. Hakuba is no Niseko yet, but…
