Good accommodation with great hospitality, to suit all budgets and tastes, is one of the most attractive things about Niseko.
Options range from backpacker dorms to five-star, self-contained penthouses with outdoor jacuzzis.
January and February are the peak months so if you want to secure yourself your first choice you have to get in early. People are starting to book their accommodation for the following season while they are here, so your best bet is to get in a year or more in advance.
Otherwise, asap
Four resorts make up the Niseko United – Annupuri, Niseko Village (at Higashiyama), Hirafu and Hanazono. Of these, the first three have villages at their bases.
In these villages there are three main types of accommodation: hotels, self contained apartments or lodges, and family-run pensions (bed and breakfast).
When a room is described as Japanese style, it means the floor is woven straw tatami mats and your bedding will be a futon laid out on the floor. The futon is put away in a cupboard during the day. There is often a low wooden table and legless chairs for reclining. Japanese people are very used to this style of living but for foreigners and can come as a bit of a shock especially for long stays. But it is a great traditional experience and well recommended, even if just for one or two nights.
There are a number of hotels in both Hirafu and Annupuri, and one at Higashiyama/Niseko Village. They were all built in previous ski booms since the 60s and some are a little tired, although some have been very nicely refurbished. The Higashiyama Prince Hotel was completely refurbished and rebranded Hilton Niseko Village.
Hirafu’s hotels are in the upper village, all within easy walking distance to closest to the slopes.

There are several hotels in Higashiyama (Niseko Village), Annupuri and Moiwa.
These days if you’re after a Niseko luxury ski holiday experience, opt for a self contained apartment or house. Over the past five years developers have built dozens of state of the art condominiums and houses that dot the modern Niseko landscape. From studio apartments with small modern kitchens and ensuites, to massive 5-10 bedroom houses, there is something to suit every ski group. Most come with all the modern conveniences to make your ski trip as enjoyable and hassle free as possible, including drying rooms, cable TV, DVDs, stereos, broadband internet, and modern kitchens with dishwashers, microwaves and ovens.
The three main developers and accommodation managers specialising in this style of Niseko accommodation are:
Hokkaido Tracks
Nisade
The Niseko Company
You can also try the accommodation booking agents based in Hirafu who have plenty of options on their books:
Niseko Powder Connection
Niseko Powder Holidays
Outdoor Travel Japan

In Annupuri try Annupuri Village
Niseko Pensions are small locally owned guest houses generally with five to 15 rooms, shared bathrooms and dining quarters. Traditionally all meals were included and this may still be the case in some, but these days often dinner is not included thanks to the fact there are so many restaurants around. However breakfast is often still included. Pensions are great for families and quiet groups and offer a chance to interact with the local people and experience the culture. Many have curfews and are not designed for noisy groups who want to party in their accommodation or come home in the early hours of the morning.
There aren’t many backpackers lodges around Niseko, and their numbers are decreasing to make way for high end accommodation. But if you look around and book early you could be lucky. Prices range from about $30-50 per night. Try:
Shizenkan Lodge and Backpacker
